Purchase price: $159,000
Cash invested: $53,000

2nd triplex, no rehab, inherited tenants, cash flows $1,000 per month

What made you interested in investing in this type of deal?

close to another property I own, little competition to take this down, used a agent

How did you find this deal and how did you negotiate it?

agent, MLS

How did you finance this deal?

Lima One, owner money, bridge loan

How did you add value to the deal?

working on landscaping, crawl space

What was the outcome?

stable, all tenants signed 1 year lease.

Could have gotten it for a little less, was anxious to take 2nd triplex down

  • put in upset bid, usually 5% over current bid, 
  • wait 10 days,
  • get ready to purchase, if no one upsets your bid.
  • This is the process in NC, check your state regulations

Looking to sell note

Buyer put 6k down on a 36,000 Mobile Home 3 beds 2 baths, Brick foundation, 1/2 acre lot.

Payment is 732.00 per month for 3.5 years
