Hey Garrette,

I live in LA and help operate my real estate company based out of the greater Philadelphia area. Naturally, there are plenty of considerations when settling on a location; however, irregardless of where you choose as an out-of-state investor, finding a group of professionals you can trust in that location is priority number 1 (reducing the need to be present at the location of the property to a minimum is paramount).

Hey Charanjit, just wanted to corroborate what Glen mentioned about the triplexes on the MLS for 19806 being overpriced. There is one duplex across from one I own/manage in Cool Springs that is coming down slowly due to lack of interest. I also have a triplex over in Trinity (19801). Both have done really well for me, but, as the others have mentioned, Wilmington is definitely block by block. I'll actually be headed up to NY later next week if you're interested in grabbing coffee quick in Edison or thereabouts.
