1st mobile home i purchased was in a park

paid 2k for it rehabbed it for a total of 8k 

sold for 20k by rent to own 

first thing I would do @Steven Botts is go talk to the tenants and inform them you are the new owner and you want them out of the home 

Hopefully won't be a need for anything else

if you are sure its a great deal, why not just buy the mobile home then you can just resell it on your own terms

When looking for a mentor make sure you find someone that is investing in the same niche you want to be in.

Go to the meetup groups in your perspective areas to learn the business 

It's much cheaper to pay a mentor than learn the hard way
