Hey there Memphis investors.


Just in case anybody is looking to buy during the current tax sale, I made a map that shows the properties.  There are the troublesome 0 address properties on there (properties with a numerical address of 0), so don't trust those addresses.  

Otherwise, have fun.  It might help drive some investors in the right direction.

 Just to clarify, Tennessee doesn't sell Tax Lien Certificates.  The sale will be for the actual properties.  

This is, at least, the situation as far as I understand it.

You do need to have firefox or IE, but it's got lots of good information.

if you track the register of deeds you may be able to find mortgage modifications which have an updated principal balance. Otherwise you can estimate using math.

The Ridgeway schools both offer International Baccalaureate programs.  Those optional programs are considered elite in Memphis. 

The non-optional programs are just fine.  There are also several private schools in the area.

I use the initial morgage amount, date, and (if I can find it) interest rate then use a spreadsheet formula to figure out how much principal should be left.  In google spreadsheets it's the CUMPRINC() function.

Man forget Ellen and that whole video.  I work at a school in Whitehaven and stand in front of Millbranch traffic for 30 minutes each day with a stop sign making sure the parents and students in my school at least have the opportunity to get into traffic without someone barreling into them at 40 miles per hour.  Where's my celebrity endorsement?

Sarcasm aside, I do what I do because it's the right thing to do, full stop.  Hundreds of teachers do the same thing each day without seeking media coverage for it (do you really think this was an accident).  What this video shows is that there IS work being done all over Memphis to provide a safe atmosphere for its children.  Those kids that are being walked home by those teachers, and the ones who ride out from my school each day, are going to be the ones that make or break Memphis.  

There are enough areas in this city that are just on the fringe that one generation will either rehabilitate them or sink them.  If they sink, the city sinks with them.
