@Robin Krieb Hello! Thank you for these! A ton of info on improving energy efficiency. While I save to get another meter installed, I might change all the bulbs to energy efficient ones. 

@Percy Matsunaga Hello! So this is what I wanted to do... but I guess in Chicago I could get into big trouble for that "paying extra for utilities" for the utilities that two units use :(. Maybe I'm wrong though because that was my first idea. Thank you!

Hey BG,

In Chicago, I am buying a three flat. One of the tenant's contracts end 12/20. The other is month to month. Both are paying under market value. Those two units share a water heater and electricity and gas meter and have Central A/C. Neither are currently paying utilities. The third unit, where I will live doesn't share anything with the lower two units so I'm not worried about that one. 


In addition, the shared laundry dryer is not coined and is free to use AKA I will be paying that cost as well. Once the tenants contract expires 12/20 I will raise the rent. But with the other one MTM and with one meter and two units below sharing, what advice would you offer? I don't want to be end up stuck paying all units electricity and gas bill every month.

@John Warren I think this might be your case, in point. This home was built in the 1920s so perhaps that’s the reasoning behind? It’s also in Chicago so not sure if that inclined the price? Thank you for your comment

Is this priced too high? Does this sound reasonable? Does anyone recommend someone who’s quality inspection company is a lower price?

In the next 60 days, I need to lock down my FHA loan. Right now, I have a quoted 2.75% but want to know opinions... does anyone think this will spike? Or perhaps will it continue to drop?
