I am going to assume that you are referring to a higher cap because you are being compensated for the risk you are taking. These areas typically needs managers to be more hands on and turn over is quite a bit higher. This is all about preference. I had a buddy that only invested in the WORST areas of town and made quite a bit of money.

It really depends on your market. If home prices have not really gone up or down then using comps 12 months back is doable. If you are in an extremely volatile market, then using a 3 month comps is preferable.

Contact your local real estate association. They should have a license agreement to provide the MLS. However, you will need IT to since it comes in a raw data tape.

Jeremy Brandt Not very many people know that the MLS back end is free and can be obtained just by filling out their form. Glad to see other people are utilizing it :)

this is an interesting scare tactic that I don't quite agree with. You made note that ab284 is the sole cause of inventory shortage, but az, fl, ca, all have price increase. Also ab284 affects nrs chapter 106 mainly.http://www.leg.state.nv.us/Session/77th2013/Reports/ this site shows you all the bills being considered. as of this instant, the bill has not made it on the floor for consideration. If and when it down, the ripple effect would not be felt until 7 months later.
With huge hedge funds and private equity groups gobbling up inventory why sell until inventories move off of 2004 lows?

I'm in the Vegas market and the hedge funds and private equity funds are sucking everything dry. Blackrock just announced they will be purchasing at a net 6 cap (WTF??) Colony Homes will probably soon follow, and it looks like a race to acquire.

Since we are seeing an uptick in sales and inventory is still low, it is a good way to go. However, in a lot of the areas around the country, replacement cost is above current sales price. With that said, I would love to pick your brain to see if its a good venture in our current area.
