Another source of OPM is Self-Directed IRA/401K funds in conjunction with the HML funds. Many individuals will loan you funds via the SDIRA if the return you are offering is attractive. Many of my buy/flip clients have gone this route to satisfy the 30-40% down-payment requirement of the HML. You may also access your own retirement funds if you are 59.5 OR have access roll over 401K funds from a previous employer or an existing IRA. Depending on the structure of the deal many HML's will lend up to 65-70% LTV/CLTV (Before Repair Value). Therefore make sure you are conservative with your acquisition amount and repair cost to ensure you are buying right. The HML's will perform their due diligence on the deal to make sure the numbers are accurate as well to prevent default.
