These are college kids, they'll say forget about it to lawn care and just let the lawn grow out.

Just graduated myself and for the places I lived through the three years (first year in dorm) the landlord in each place covered snow, lawn, and water. We were responsible for electricity, cable, and gas. One place "paid" for water but just included each month in the rent so our rent went up and down each month by like $10 or so.

Hello everyone,

I have a quick question that I would like to get peoples advice on.

In a hypothetical I'm renting a two bedroom home for $3,000/Month. Would I screen each tenant as if they were paying $1,500 or $3,000.

I've read that someone should make three times their rent in a month. So which rent amount should I use?

Like the other person said, Rentometer is a great site, they have an iPhone app too. Look on padmapper as well for what’s currently up for rent. Craigslist is also a good site to look at for rental comps. Just search for stuff that’s like your property and see what they have their rent set at.

@Mike Cumbie strictly going to rent it out. The road is maintained by the town. I really don’t mind it being there. BUT if I could get rid of it then obviously I’d have a nice yard and potential increase in property value.

@David Miller the property itself is great, the area is working towards building a casino, and rentals fill quick, it’s literally just the road that’s a weird quirk.

@Bill B. that’s what I was planning to do on the opposite side of the road. I was kind of wondering how much red tape I’d run into if I just put a fence up and demoed the road. Obviously can’t just go and do that, but is it even worth trying to get that ball rolling. The road connects at both ends to another road.

Would you look at that. There is a road going right through the backyard (or front yard?) of the house I'm interested in buying. Dotted outline property.

The realtor explained that it used to be a dirt road that the trash man would drive down and pick up. Everyone started using it as a driveway and would park on it so now it is paved and maintained by the town. 

So my question, is there anything I can do about it? What would you do about it?

Hello everyone,

I'm meeting with the seller's realtor to view a property in a suburb of Charlotte, NC and I wanted to ask you all what kind of questions you have asked in the past to find out good information about the area and property.

Here are the points I already plan to hit:

Why is the seller selling (Always a go to)

What's your opinion on the rental market right now

What's your opinion on the real estate market right now

What would you say is the reason this home hasn't sold yet (28 days on market)

Do you live in the area

What do you like about the area

What I'm trying to think of is more thought provoking questions that will get the realtor to reveal his true feelings about the area.

The reason I'm prying is because it is a relatively small town with pockets of higher valued houses but there doesn't really seem to be any rhyme or reason. I want to figure out where this town really sits economically.
