@Mike Reynolds Typically for scenarios like that, you don't typically need a loan pre-approval, you just need the proof of funds to show you do have capital to back up your offer. Your hard or private lenders should typically be able to provide you with a proof of funds necessary for the offer. If you don't have a lender yet, reach out to one with your potential deal and just ask for a proof of funds so you get it under contract.

@Lesley Whitley exactly what Bob is saying! It's unfortunate but that's the way to refinance on the arv instead of it being considered a delayed purchase transaction. Best bet is to just keep renting it for the next four months and refinance then.
