Besides money, you need more knowledge. If there is a local group regarding real estate in your area you can join that group. You'll learn from them.

Not necessarily. But if your business is structured as a LLC, a separate bank account is necessary.

Here are the pros:

1. More affordable property price

2. Greater return of investment (ROI is greater and cashflow can be higher)

3. Diversification

Cons:

1. Some people buy a property unseen

2. Property management

3. Unfamiliarity with the laws and rules
