I am an agent in Ohio and work extensively with investors. I have heard of this company, but if I recall was more of a seminar type program, that offers free teaser weekends or seminars, and then wants you to spend big bucks to learn more (and most claim it got them no where. Message me if you want to learn more about Ohio options. I am in greater Columbus, and our market it on fire but still very affordable. Our economy and jobs are exploding!  Good luck!

:-D

I'm not, Nick.

I just sick and tired of people thinking they have the right to tell other people what they should do with their businesses and making themselves the self-appointed investor police.  Like I said, worry about tending their own gardens instead of worrying about how others are tending to theirs.

Rod Lighten up.... your not the thread police... I think much of this is pretty important to folks starting out who think wholesaling is how they will do the natural progression from I have no money and am starting out so " I am now a wholesaler "  LOL... then when I get money doing that I will be a buy and hold  Now I am an " Investor".

this really all boils down to were you live.. in your guys area were you have far more houses than people for them this low end trading of little rental houses can and does  happen no denying that. But folks in many other markets wholesaling is a total waste of time and energy.. so its all ways good to have both points of view so folks can simply not drink the cool aid of one camp and one approach that works in one market but does not work in another  IE reality check of sorts...

And a lot of people that work this industry run into so many worthless non educated wholesalers that is does get frustrating for industry professionals

 Well said Jay!

And how many of the complaints have been finalized with some type of regulatory action? Believe me when I say they aren't doing anything, I fought the battle for 5 years and it is partially why I left.

Thats disappointing to read Nick  While I do think there can be an honest way to wholesale or do assignments, there are too many "wanabees" being dishonest and unethical to Sellers. This hurts the industry in general.  Wonder how many report their actual profit and income to Uncle Sam like I have to do? Rob, I'd be curious which title company you're referring to  I have one legitimate client I could refer their way!

Since I left no one is watching from the Division of Real Estate. Have you seen any other posts addressing anyone else from the Division?

Agents and Brokers both are watching closely, and turning non licensed people in right and left.

You better be prepared in the Columbus Ohio market to do a double closing and take title first. Columbus is very strict, and most all title companies are very loyal to their Realtor partners vs am occasional wholesaler. The Ohio Division of Real Estate watches all sides of the real estate transactions, including title companies.  Their license and business are not worth it. Most also have attornies on staff and protect them from liabolity or the Division breathing down their neck. As an agent here, I've seen the crackdown here locally!

I'll send you pm with my contact info if you'd like to brainstorm or discuss the best areas in terms of cost vs returns, rental demand, grade of the area, etc.  Best wishes for a great start to 2016!

In my experience they have been high cost.  They also oversee several home owner associations, and from my client's experiences, it sounds like communication has not been the greatest.  I would do extensive homework on this to get what you are paying for!

Welcome to BP!  This is an an excel lent site to learn, share, ask questions, and network!  I'm an agent in Columbus and small scale investor at thus point. In my opinion, buy/hold is the way to go in our area!  Deals for flips are getting harder and harder to find that make sense. The rental market in all price points is in high demand here, while buying property to hold that needs minimal work is still easy to find! Best of luck, let me know if I can guide or help in any way!
