Lender actually said the mortgage insurance firm will not approve without a very detailed letter of explanation of why I relocated to Cleveland. For example they want me to cite examples of friends or family but I have none here.

I'm in the process of refinancing my owner occupied duplex. I purchased this out of state in Cleveland OH, and moved in one units because I work from home. I reached out to a local lender to refi after living for for about 8 months. I have submitted all the requested documents to the lender, including utility bills and driver's license with my name and address showing I live in this property. Lending is now asking me to get a letter notarized to detail the main reason why I relocated. It appears lender still doubting that I live in this property and is making the refi a hell for me.  Your suggestions will be appreciated. I will also appreciate suggestions for lenders willing to refi in the Cleveland, OH area.

Am rehabbing a duplex that I purchased out of state. This is my second deal and am still a newbie REI. I found a General Contractor on Craigslist who wants 50% payment upfront before he would start the work. I did estimates from two more contractors but this guy is the one with the lowest estimate. He told me I could pay via PayPal, Cashapp or credit card. Am a little bit uncomfortable about this and like to know if is normal for contractors to do that.

@Brian Garlington Am an out of state investor who doesn't know Cleveland that well. But I a duplex in Euclid and a SFH in Cleveland.
