@Chatoyer Woodland I bought it under my name but I get the supplemental insurance to protect myself against lawsuits from tenants 

@Bradley Sriro The appraisal came in at 90k which was the negotiated price.

@Charles Worth Great advise. This is going to be my 1st out of state investment as well so definitely will be watching this one closely. If it gets out of hand, it will be a lesson learnt more than anything. 

@Edward Dawson lol not getting paid to promote Martel. I just got a Bigger Pockets PRO membership and posted my purchase here for exactly this reason. To get feedback on the property and to meet new investors and turnkey providers in the Cleveland area. I have explored the Norada Real Estate investment, Rent to Retirement, Mynd Property, Roofstock and among all those, I found Martel's website to be the easiest to work with and place an offer. 

As I mentioned previously on my posts, I am new to the real estate and turnkey game so I am fine with any feedback. I did research on this company and talked to a few investors who have purchased with them and they are very happy with the business. I was on a mastermind call and Antoine Martel made a presentation there and we were able to ask any questions we had and between 30 investors on that call, I was able to get a lot of my questions answered. 

Again, we don't know how this investment will turn out after an year with turnovers, repairs, change in industry due to COVID and presidential election. There can be a lot of things that can affect this investment but we don't know what we don't know. If it turns out to be bad, it will be a lesson learnt and we move on. This is not my last deal and definitely not the last mistake lol.

@Jon Schwartz Not really. There are multiple industries in the area that create jobs and finding tenants has not been hard for the investors I spoke to. I had placed my property on facebook marketplace to get an idea of what the tenants would be willing to pay and I got 30 inquiries in 2 weeks so there is definitely demand for housing. 

@Tom Ott They are based out of LA, California. But are starting to have a presence in Cleveland and Memphis. 

@Jake Drappi I was on a mastermind call with Antoine and he made a presentation on his market research in Cleveland and Memphis. He had talked to every property management, wholesaler, local bank, realtor in the zip codes he had singled out and had built a team for his investors to use. He had done cold calling for close to 3-4 months before choosing a market to set up his turnkeys.

I was really impressed with that and I also talked to 2 investors who had worked with him for over 18 months now and their experience has been amazing. Also, the ease of putting in the offer and downloading financials through Antoine's website is amazing. I haven't seen anything similar to that except on Roofstock.
