Hi Raghavendra, I have found value investing in Cleveland, OH because it is home to Cleveland Clinic, lot of good neighborhoods, landlord friendly laws, stable appreciation and good cash flowing properties. There are also abundant opportunities for small multi family and SFH. I have been able to scale up to 12 doors in 2 years so definitely recommend this area. Hi Owen, One of the easiest ways of scaling in real estate today is to invest in turnkey properties out of state. If you have a busy 9-5 routine but have the money to get started and don't have enough time, turnkey companies provide some of the best resources to scale your portfolio. Getting 5 properties with 20k down is a great option. But it will be tough to find 5 properties in a good neighborhood but it can be done. Turnkey companies are a great way to get started and if you have a busy 9-5 routine, it will be even better to just work with them and scale your portfolio. I am not a property manager in the Cleveland area so i will let the big guns @james wise and @Shane Kelly to answer that. 

You might want to reduce the rent by $50 and see if you get any traction.

@Gerald Legaspi - Rent to Retirement is a great company to work with and they have multiple strategies that will help you with getting started. If you are an experienced investor, they have multiple products that might help you scale as well. They are in 13 states and continue expanding their team to best assist their investors. 

Their main product is their turnkey properties and the best part about it is the standards they have in place as far as renovations go before they sell it to their investor. I am pretty sure @Zach Lemaster and his team can provide more details on that but definitely recommend working with them.
