You can use Airdna Rentalizer for free I believe. You just need to create an account to use it. It will projected the annual revenue and you kinda get the idea of how much you will make with the property. Once you get the property, use Hospitable to automate everything and pricelab to help with dynamic pricing.
There is a limit to the free after which they will mandate it for you to take a subscription

I would strongly recommend a management company. While on paper it costs you $, in grand scheme of things the time and cost of not having one will wear on you. It’s also a better use of your time to focus on growing your business not managing a rental
typically a company charging 20% of gross revenue what are the things that would be their responsibilities?

@John Underwood Thank you Master Jedi, you are very correct, I am using a real estate agent for this only one I didn't try was "divorce, code violations, dilenquent taxes, owner in jail etc." but those houses in the DMV you'll be surprised the amount of competition is over here foreclosure houses are also being fought over to bidding wars even if off market I've been trying since Jan.
But truthfully John thank you for the reply I will look into those other options you gave every piece of advise is extremely helpful thank you!
I m local n concur market is crazy

Agree with @Michael Baum but generally Rockingham County is very friendly to STRs. 95% rural in the heart of the Shenandoah Valley. The county to the north, Shenandoah County is even friendlier but there's less of a draw for occupants.
for Shenandoah valley which county of town would have a higher draw? would love to chat if you have time

I am sure this has been covered many times in the past but you folks could shed light on which analytical data tool is better than the other and why that would help me decide to invest funds on the right tool. If there is any other tool beyond the 2 mentioned feel free to list the same as well.
