Matt,

I'm actually just finishing up a spec house in the College Park section of Orlando, and I was wondering what your parents would be looking for should they sell the property?

I searched the public records and believe I found the property. My biggest concern is that they are in a pocket near downtown that hasn't been redeveloped in the same way that a lot of other areas have.

We use a software program called Appfolio. It allows our tenants to make their payments online via ACH transfer or tenants can mail us a money order.

We find that 70%+ pay online, which reduces errors and manual input of information and depositing of checks.

Hi Frank,

I run a real estate investment, rehab and property management company in Orlando. There are still deals out there, but the market has become very competitive with all of the hedge funds buying the single family homes. We are finding the best caps with newer townhomes priced between $80-$100k, with HOAs under $300 and rents in the $1200 range.

We sell, renovate and manage investment property in the Orlando area. Our firm has had good luck with Section 8 tenants and we were seeing a lot of 12% returns a few years ago.

Right now, I think the returns are a little lower, but there is still a huge opportunity for capital appreciation. Right now, all of the sales are cash, but there is a great opportunity for when banks will lend on those properties.
