Hello bigger pockets family! I am looking for a real estate attorney in California that is comfortable with subject to deals. Sub-2 deals are new to me and I need an attorney familiar with the sub2 process and the various options that are available. Thank you in advance! Tracy Lance Arpan Patel Now that I've done more research, I realized that I may have worded this as if I was the seller. I think, haha. If I am taking over the loan I don't need to pay anything do I? Unless they have a high equity and want a portion of that (at some point), correct?

Michael Stanton possibly? I'm looking for owner occupied pre-foreclosures. I haven't gotten any more specific than that. Each county has 300-500 addresses so I'm wondering if I should just focus on one county and learn that area or something as you suggested like specifying my criteria.

I used ListSource and found 1725 addresses in that criteria within my own county and three surrounding counties. Now I am trying to narrow it down. How do I choose where to start? Should I start with my own county because I live here or is there a way to choose what area would be better for me? Thank you in advance! Akialah
