I just posted another forum about Direct Mail but this topic is slightly different. My question now is, what's the smallest my list should be? I'm still in the process of picking my "farm area" so last night I typed in two cities near me on List Source just to see how many addresses would be on the list. I am specifically looking for owner occupied pre-foreclosures since I would like to do a subject to deal, and a little over 300 addresses were on the list. Is that a good amount? Should I be looking for more? Is that a good place to start? I'm completely new to real estate and the direct mail marketing method so any advice is appreciated! Thanks in advance! Akialah

Joseph Caracappa oh no, I know you weren't. But you made me realize I didn't consider my area for subject tos only for buy and hold or flips. So I will now consider that!

Joseph Caracappa homes in my area can be pretty pricey but I guess if I can get subject to deals it would be ok. I honestly didn't consider that. But I do have my dad in that area and he has a real estate background so that would be helpful. Still considering but I do more to think about now. Thank you a bunch! :D

Lucas Machado ah! I didn't think about doing a split test! Great idea. I looked up PostCardMania and I think I will using them. Quick question, I'm thinking of sending out direct mail in the Sacramento county/Placer county which is about 1-2 hours out from me. I've been seeing on BP that the market is pretty competitive right now, how do I begin choosing an area?

I have a question regarding direct mail. I have heard on the podcast about ListSource.com being used, is that what you all are using? Are there other sites I should check out before signing up with ListSource? Also, I am looking to do subject to deals. What sorts of list should I be going for? Thanks in advance!
