Alex you’ve done some good research

1. Billed separately

2 levee fee $96 a year . 

Sewer $55 a quarter per unit, + store water fee which varies—-I add $15 a unit per quarter to be safe( that’s usually overkill) + about another $100 flat fee for the year for Wilkes Barre on top of that.

3. Flood insurance varies on property. When you find a property I'd suggest check out FEMA website to see if it's in the zone. Also check w insurance agent

4. 10% I find is average for PM. Yes the city does say that not sure if it’s enforced .

HI All,

I am in based in Pennsylvania and am wondering if someone can have a property management company under a broker and use a separate business name.

Example: 

ABC Property Management works under a broker at Keller Williams or Cold Well Banker

OR

does the property management company need to be called Cold Well Banker Property Management?

This is a great property to add to rental portfolio or someone who wants to "house hack" by living in the one unit and rent out the other 3. I currently have lived in one of the units and have never paid $1 out of my own pocket to the mortgage
