last week I gave an other member from NYC same advice: Check some bigger towns with max 1-2 hours trip from NYC in PA, NJ or NY. You will find definitly some opportunitys there.

yes too good to be true! There is no maintenance fee involved actual and thats true there will be any maintenance!!
Calculate with $550 NOI each month = $6,600 NOI each year. With an 10% CAP price should be $66,000 not $80,000.

Maybe a deal if you can rent all out! But if only 1st unit tenant pay utilities you have some probs on winter with expenses I guess.

With $26,400 gross income and an conservative 55% expense rule I came to an NOI of $11,880 (10,1% CAP). You pay $582 monthly for mortgage so you will receive nearly $133 each month on positive cash flow per unit.
Without this utilitie problem so its possible you have in winter to triple the expenses for electric and gas/heat.

Chris C. your knowledge about Cleveland is very good I stated in an other topic. But you wrote also you never crossed the west border maybe thats your problem :).

I for one found enough mf deals in last two years on west side. Look at the scared seller/owner and you will find these guys.
