Refi after only 6 months is not normal Scott but maybe there is a local bank. You should contact smaller banks or an credit union.

$2,640 monthly gross income x 12 = $31.680 yearly - 50% expenses ($15.840) = $15.840 NOI calculated, so a 10% CAP = $158,400.

Expenses include 10% vacancy, its the best you calculate not so optimistic. I for one calculate each propertie with 55% expenses, old properties (higher than 35 years old) with 60 or even 65% expenses.

Ben you will buy a house that appraised by your own bank at $140k for $170k and this with no money down? Sorry but I cannot warm your cold feet at the moment.

Only the numbers (rental income) looks nearly ok, with a 10% CAP house would be worth $158k in my mind.

Yes Osmund this can be very ironic for the seller but not funny. I know about some bulk sales with huge discounts on it. Only one for example there was 92 units in 35 properties for sale at bulk for arround $1,6 million if the seller had chosen to sell individual he had got $2,4 million for it.

if you sell in bulk the buyer want an huge price drop for all of the properties, if you sell it individual you will collect much more with this sale I guess.
Group/Bulk sales starts normal with mostly fair to poor houses and/or low occupancy or if the properties located in same block or street. Sometimes I know about bulk sales in same town but in this case it was a small town.
You said CAP rates are fabulous so why not hold these properties?

Nothing will change in Investment calculation Chukwudi you must place your unit as rented unit. Only different thing thats not a real investment, thats your primary home where you live.
