Welcome Nilkamal Shah to our BP world,

like Shaun Vembutty said, this deal is not an investment thing for an newbie. If you have the money to make a cash deal then its a good deal but with bank finance its a very bad deal.
Price should be $290k not $500k for this investment with 10% CAP. Don't make the same mistake like your wife's parents.

In my area, owner financed deals are few and far between. It's very common for sellers to ask (and get) a 10-20% higher price in addition to 11% interest. For buyers that can't get a mortgage, it's still cheaper than a HML.

Hmm, a 10% premium for owner finance? Should this not paid by the interest? If you want an 10% premium plus some interest thats not a deal for an normal buyer I guess.

Whatever, if you can get an refi after only 6 months so take it if you can but ask the local bank for an written proof of this refi offer!

Like i said its not normal but sometimes it can anomalous.

So your local bank sell the mortgage to Freddie? This should be possible but don't know if they take a loss in the case.

CJ Chen and Shane Johnson, there many leads actual in the US with very good cash flow but not in all states and all areas. Most of investors want to invest local, i would say a 1-2 hour trip is okay for an newbie so look for properties in this time range from your hometown.
Experienced investors work out of state and sometimes out of country but in this case you need an good PM in this location.
