The big 4 markets have just about overheated. San Antonio may have a little more room. If cash flow is your goal I would look at secondary markets. Corpus Christi is interesting to me given proximity to the shale play. I would also look at Del Rio and El Paso.

I think you're spot on with your thoughts on the exterior. I drive by it everyday and don't think it screams what you're asking. Do not stucco that house. What you have is consistent with the charm of the neighborhood. Did you paint the exterior?

I'm a fan of b/c product in A locations or infill areas that will be A in 5-10 years. The cash flow component is better and you may have multiple exit/uses. Covered land play if you will.

There's a zip code that I feel strongly about and I'd like to target the entire area. That said I don't want to waste $. Perhaps this is a bad approach.

I like to drive neighborhoods and look for run down properties. I feel this is a very targeted approach with better success ratios especially on specific streets or pockets I want to invest in, but I'd like to branch out and fire bomb entire zip codes. Is there a service someone could recommend? Should I be searching for a local service? Thanks.

my guess is the location. Tuxedo is very busy. Similar to claywell/Eisenhower. Avg price in the neighborhood is 450-600 so this is a very big house and lot for the area so you'll see a discount on psf. Outliers from 600-2mm are new construction or incredible restorations on premium streets.

I live a quarter mile south on AH blvd. both tuxedo and Ah blvd are busy streets within AH proper so you'll see a slight discount. I've noticed things have slowed slightly in the past 30 days but still moving quickly when priced right. Any offers to date? If not I'm a little surprised. This house sits back a little and .25 acre is big for the area. I watch this market and area closely; I think very low 200s psf is right. Maybe 725+ but you're close enough you should be seeing offers. I'm happy to take a look and give you my thoughts. Photos look great. Might I ask how you found this deal originally? If you do more in AH I would love to talk with you.

finance bba and MBA. Started fighting commercial property tax values for a small ad Valorem consulting group. Went to work for an industrial RE developer as an analyst then project manager. Then took a job as a re acquisition rep for a large insurance company. Now I run a region buying all major product types and providing development capital. Building a buy and hold portfolio is a hobby. Ultimately I'd like to put together larger deals and developments. Same thing I do at my day job.

all of your return needs to be cash driven. Dont bank on appreciation. Lower margins and frequent issues should be expected.
