commercial leases are a bit more complicated. I would negotiate a term sheet myself and then once major points are agreed to I would have an attorney draft the lease.

if its part of the superfund there's a mile long paper trail and probably existing monitoring wells in place. Letter needs to address the property in question.

Do they have a no further action letter from the EPA? Ask for Phase I & II ESAs and talk with an attorney about your legal exposure (if any) and an environmental consultant about the clean up and health risk. Even if it's squeaky clean you'll also want environmental insurance if you move forward in case the EPA or a tenant comes after you. Once you take title they can come after you regardless of your roll in the contamination.

not sure what's up with spurs. Must have game 4. One area I'd like to get into is tax lien investment. Any suggested pod cast or threads?
I like E of Bandera to I-10 between 1604 and 410. Huge demand drivers (USAA, Medical Center, Valero) and opportunities that still CF. I'm a big believer in the Pearl so anything in proximity is very attractive (Five Points/Tobin/Gov Hill).

Covered land play strategies are great. Find B&Cs in A locations that CF. Clip coupons until a higher and better use presents itself. At this point in the cycle that's really tough to do.

Without a really long and successful track record executing projects of this size it will be tough to raise the capital you seek. Pension funds/Life Cos/Private Equity are very picky. Instead I would research capable developers and approach them to co-develop the deal. You can use their track record and build your experience at the same time.You could contribute the land as equity to the JV and share in fees/promote.

I've been in commercial RE investment for 15 years. By day I'm responsible for sourcing and closing investments across all major product types with 800mm closed to date. In my spare time I'm a buy and hold SF/MF investor here in San Antonio. I'm here to share some of my knowledge in Commercial and create relationships for my personal buy and hold strategy. Would also consider infill development. I'm bullish on anything in proximity to the Pearl/Downtown/Southtown. I still think there's value (and cash flow) in Gov Hill/Five Points/East side. Not sure why it took me this long to find this site. There's a wealth of info here.
