Morning BP!


Quick question as I'm working thru my first flip. Is it standard to require Homeowners Insurance premium for the full year to be paid in full at closing?

Thanks Scott! Well put. The ROI from any dual marketing efforts doesn't seem to be 1/10th of the liability exposure that comes with it. I greatly appreciate your thoughts!

I'm trying to figure out if there's a way I can advertise to 1000+ property owners that I can either 1) buy their home quickly with no hassle, or 2) I can list it, maybe for a longer time-frame with people in and out (among many others), but for a much higher price tag.  

Operational LLC is very interesting. I'll have to check that out.

Good Morning BP!  I hope everyone's year has started off strong.

I am a new Real Estate Agent and future investor (no deals as of yet - just offers) in the South Atlanta market. My immediate goals are 2 transactions as a Realtor by May and 1 flip that I can get on the market by May. I'm starting to push out some marketing related to both. Can any Realtors advise if they have formed an LLC for both investing and Realtor businesses and how they structured that, or if it has to be seperate. I need an LLC for potential business loans to invest and would be nice for marketing purposes; As a Realtor, I'm not as concerned about having an LLC, but would be nice to "kill 2 birds with one stone" from a marketing standpoint. I'd love to be able to say "Call ABC company if you need to sell for top dollar, sell quickly, or looking to buy your next property; somewhat marketing as a Real Estate Consultant (which we all are) approach, as opposed to just Agent services or just Investing services.

Any/all thoughts are welcomed - good, bad and indifferent.  I truly appreciate the support and perspective.

@Thomas S. Do you mind sharing where the 95% figure came from? I just haven’t heard that before and interested to see what else I can learn from a potential source..
