You need a partner, maybe a family member with Deep Pockets, Or a private money lender or any one that will take ½ of the profit after you sell the home when it's fixed up. Then you will have the money for the second deal.

If you have a pretty house then sell it. Then buy the ugliest livable house in a nice area so that you can build equity over time, and then sell that one, and then repeat. Ask your accountant how you can pay no capital gains on your sales.
