@Carlos Carbajal - appreciate the help.
A few points - 100% of all the traffic and all my reservations (the results noted in my first post) have come solely from his site. He doesn’t do anything with VRBO, AIRBNB etc.
I have a very busy full time job and am a single parent full time.
That software solution or company you mentioned sounds interesting.

@Michael Baum I did check zoning, it’s zoned for a three unit space because it’s a larger lot. Good point on the sewer etc!
Regarding vagueness, yeah, just new - not sure how strict forum mods are etc. haha.

I suppose ultimately it’s a question about traffic. I know I can do it. But will I lose my revenue that comes from that repeat guests on the PM Website, (I have quite a few). Next point is unverified - but PM indicates the traffic on his site is very high compared to some of the VRBO sites etc. I will say basic google searches definitely shows his site pretty predominantly all over the results.
He also does a lot of promotional type stuff, “one free day if you stay five days type stuff” pay for six and get 7th free etc.
On the flip side - it costs me 30%.
I could stand to lose a few reservations if it meant making more money overall.
I would definitely be doing it with some type of help from a VA or co-host etc.

@Lucas Carl also - I was looking at other factors bedsides just pure revenue - which I only have one year of (she owned only 1.5 years).
The location, weather issues - it is in a hurricane zone. Future issues like STR restrictions etc.
I'm used to my places in the mountains of TN where I only maybe worry about fire. Beach is a whole different thing, and ultimately my post (see title) was looking for direction on the proper place to post my questions or even find a specific person to help me evaluate the opportunity (maybe a pro or co-host opportunity) because I learned in two minutes on this forum since I joined that there is more to it than the "profit" from one year of STR.
I am actually needing to decide between my cousins place or doing another in PF/Gatlingburg— sorry long winded post.

@Michael Baum thank you! Very helpful. Future development means taking down the 3 bdr bungalow cottage and building a three story condo unit with three four bedroom four bath ocean view “condos”
She has it listed it with VRBO, Booking and AirBNB.
Are VRBO Links allowed to show the property?
Again, sorry - seems like I’ve annoyed some people this morning. Guess I could have been more clear?

@Paul Sandhu oh i don’t mind sharing. I just am new and not sure what’s allowed or not allowed haha.
She says it’s doing 58k a year gross and it’s about 55 guest check ins. $140 per cleaning. Mortgage will be about $2k a month.
That part is easy - makes money clearly. But I was more interested in advice on the location, future development potential, property manager or not, etc.

@Michael Baum yes she will be leaving it furnished and paying all the closing costs in the sale as well.
Guess I am more looking for a Carolina Beach guru to chat with.
