I don't believe you would need a license at all regardless of how many loans you would be doing in NJ, assuming they are Private Money Loans, and not Residential/Commercial Mortgages. The other questions you would need to speak with an Attorney on.

Andrew Son is correct, Bayonne right now has been going up, up, up.

homes put up for sale get numerous legit offers on their first day, and end up generally going for more then asking..... You might be about 6-8 months too late

Both properties are significantly under market rents, So worth it, will obviously give all of them option to remain if willing to agree to new rent amounts, if not would prefer to give them 30 days and find a new tenant rather then evict.

Im currently in contract on two 4-Family properties in Hudson County NJ.

in Both properties all tenants are currently month to month as the leases have expired, 

I want to increase the rents a bit and was wondering if they do not want to, how long would it take to have them evicted?

Bayonne Community bank will do it, i think only to 65% under the LLC name.
