It seems that one could get more rental income if a property is shown either empty or professionally staged than showing with existing tenants' property. In my opinion, that could definitely affect cash flow in the long run.

I believe it should be about the revenue you can generate, so occupancy rates shouldn't matter as much.

I would definitely invest in more than one property if I had that much capital to disburse. I would want to have some leverage on multiple properties than just one. In addition, the tax savings on multiple properties can also be beneficial.

I'm in agreement also that a VA loan is the best choice. I've been long out of the military and have a VA loan on my primary now. I don't know your family status, but if you can get a small multifamily property with you VA loan and house hack the other units could be financially advantageous.

That does seem like a good discount. You are still making income in the property while keeping the peace with the family.

What is the average time from when a podcast is recorded until it is aired?

I'm just curious does anyone use a home warranty company, such as American Home Shield as their so-called maintenance person. I understand that it is a monthly fee and another fee to go out for service call as needed but it is beneficial. How do you all manage the maintenance aspects of your rentals if you are self-managing? Thank you for the input.
