@Myrna Gourgy Thank you for all the information I truly appreciate it. I am new to this and I am trying to make the best decision possible all the info I am getting will stir me to the correct path.
@Brandon Sturgill thank you as well. I have connected with you as well, and have replied to your email. Hopefully we can have connect and have a good conversation...
Here at Los Angeles I have been lucky to work with Agents that have so much knowlege in their area. I have done transactions with agents that focus on one area and their knowledge is so impressive as far all the way down to street level. I have never worked with an agent outside of my area and I am hopeful that I can get connected with someone that knows the area and can offer me their services with honestly and integrity....
Thank you both !!!

@Scott Lennon
I personally think that 4th quarter of this year will be very interesting to determine what’s coming next. Right now everyone is getting loans and unemployment but what happens when all the government aid stops and everyone is out money. Some go back to work and most loose their jobs. How quickly can government put together programs to help everyone. Another major downturn that I see is all the office buildings. COVID has changed the behavior of everyone. If companies see that employees preformance are the same as when everyone reports to the office - wonder if companies will keep their big office overhead or they will choose to work from home. If everyone works from home than what happens to all the commercial building. At last If commercial real state stalls than how would it effect Residental.
More questions than answers
It’s a messy situation for all of us

I reside in Los Angeles CA and its very difficult to find Cash Flow Rental Properties due to low inventory and high Prices
I would like to ask you if you were to invest in different State other than where you reside
How do you choose the right location, real estate agent and Property Manager
thank you in Advance for all your inputs
