I am an out of state investor as well. I am currently investing in Miami and in the west coast of FL. Having a management team that you can trust is key, you can find deals but I suggest you get a realtor that has been doing business in the area you're looking to invest, and have him send you the deals. if you're willing to be more aggressive with your offers I suggest you have them send you off market deals, although those are really hard to get in todays market. Finally if you want something close to the water try looking in Fort Myers, area is booming now. I am currently building a SFR 20min from Fort Myers (Lehigh Acres) to rent it out.

Hello, I wanted to post this here and try to reach as many people as possible. For those who don’t personally know me I’ve have been working none stop since I am 18yrs old. Worked in different industries from customer service to IT, and from financials services to pharmaceutical sales, I’ve done it all, from making the first contact with a potential customer to the post sales/onboarding, always catering to their needs and always with a sense of responsibility that doesn’t let me sleep until the job is done.
Then 2020 came and I all of a sudden found myself without a job. I’m not going to lie to you, being a husband and a father and knowing you don’t have an income is terrifying. You have some many questions; you start doubting your capacity as a provider and as a human being; what happen? What did I do wrong? What could I have done differently…etc.? Then you realize you can only control so much, I started to craft this dream of mine of being a Real Estate Investor. It took me 14 months, encountered a lot of resistance from every possible place but I was determined. I put on some shades and big headphones and blasted my way to my first investment property, it felt great, I was immediately eager to make this my full-time job. Now two properties in and different partnerships I can say that my horizon looks clear, and I can’t wait to see what awaits me and my family.
Lastly, I want you to read through this and find your inspiration, whether is at your current career or if you are trying to make a change. Remember; once you make up your mind to do something people close to you will always tell you why you shouldn’t do it, when they see you doing it then they want to show you how to, and then once you made it, they’ll ask you to show them the way. My message is simple: trust YOUR process, what works for you might not work for others. LFG!
