hey guys, anyone in the north jersey area know if it's legal to wholesale properties without real estate/broker license? And if not what's the proper way to go about it morally and ethically correct?

Hello everyone! I'm here to learn how to get into wholesaling properties in Northern New Jersey. i am willing to do "Bird dog" work for established investors to learn the ropes and either eventually partner up or branch off on my own.
