Awesome to hear! Thanks for the insight Danielle. Yea, I have several SFHs and (knock on wood) I've never had complete vacancy, and my property management is stellar. That being said, I want to deploy more of my cash, but want to do so responsibilty of course :).

Hey everyone! I have some cash to start spending on several more rentals properties but I don't want to overleverage myself. How much is too much leverage for you guys? Do you follow Dave Ramsey's rule of 3-6 months "emergency funds" even when it comes to mortgage payments for your rental properties? And then also how much of your net worth do you guys typically keep in liuqid cash? 10%? 20%? Even more? I'm curious because I want to deploy the cash, but I certainly don't want to go nuts either. Any thoughts?

Hey there BP fam! I wanted to take a moment and a get a pulse on what everyone thinks is a "safe number" for liquid cash reserves (aka your rainy day fund). Is it a set amount? $10,000? $100,000? Or is it more of a percentage of your monthly cash flow? I'm curious what everyone else is doing because I don't want to over leverage myself, but I also don't want to be too conservative and miss opporunities. Thanks all!

Hey there everyone! I was curious on how much cash people typically have on hand for "reserves." Think new roof, flood, severe tenant damage, long vacancy etc. I'm sitting on some cash that I want to deploy, but I also don't want to be too aggressive with my money.

What measures do you guys use? 10k per house? 50k?

Or do you use a percentage of the entire house's net worth?

100k total? 200k total?

Just curious to hear how others are structuring their business. Looking forward to hearing from everyone. Thanks.

I understand that's one path. I'd prefer to find a turn key provider that does most of that work for me. Let me know if you know of anyone.

The usual path for an out of town/state investor is to find a qualified agent, and use a property manager to manage the asset and or any rehab work needed afterwards.
