I agree with Andrew, shop around to see what other costs may be. If the one you're using now is substantially higher than you are obviously being taken advantage of. You could also hire a transactional attorney to assist you with this

It depends on the area, if you're looking to invest in an area with highly complex laws like NYC you should absolutely have an attorney at hand

You can have an attorney write them a legal letter to assist with the process a bit, otherwise as others have said a buyout could be effective.

Definitely take it to an attorney, they'll be able to tell you exactly what is written in the contract and whether anything else is negotiable
