Hello all!
A bit about what makes me tick: if it's about cooking or bikes, I'm into it. Originally a refugee from Ukraine, I've lived in Louisville, Kentucky 19 out of the last 22 years, with the three other years spent in wonderful Washington, DC.
For my full-time gig, I am a management side Labor & Employment attorney who is getting his feet wet with multi-family investing and house-hacking. I am about to close on my first property - a triplex in the Old Louisville neighborhood where tons of folks are investing in rentals. Tons of deferred maintenance to cut my teeth on!
This website and the podcasts have been a HUGE resource, and I look forward to learning a ton and contributing to others' success. Thanks to all who make this happen!

@Major Robertson You and I are on the same page. Got a house under contract on Ormsby in which I plan to house hack. Also my first. It is three units. Need to renovate, but the other two already have long-term tenants.
@Dana McMahan The advice from @Michael Seeker is excellent re: factors impacting rental rates. Proximity to U of L is always awesome, but Spalding U is a touch north of Old Louisville, and it is buying up property and expanding right now. Old Louisville rentals a bit further from U of L will likely benefit from Spalding's growth, especially as U of L is adding TONS of housing to its campus.

Just curious, is the home in Old Louisville? Sure sounds like it. I have a contract to purchase in Old Louisville currently. A 1900 house converted into a triplex. Awesome area to invest in!
