Post: How to find comps in small towns

My town is growing but only has a few large multifamily properties (50+ units) and each one is from a different decade. What's the best way to figure out market rate or cap rate for these properties? The city next door has many properties but I don't think it's a fair comparison due to differences in demographics and location.
Any suggestions?

@Paul Moore - did you start with a paid coach? I'd like to hear more about your journey pre-paid coach. I'm assuming the value doesn't come from the education (lots of great free resources) but from the network the coach gives access to? Not just for building your own network but from getting an over-the-shoulder view on the deals you were trained up on?

@Marc - great advice! I agree about finding the edge in the market. In particular, could you please elaborate on how to get a great local team? Once a team is up and running, I think it's easy to identify gaps and strengths, but starting from square one: any pointers?

Hi Malik,
Do the rentals open into the yard from the same door? I worked with someone whose two units shared a backyard and he did the kindergarten solution: drew a line down the middle and each unit had half! I think this worked in part since the units exited the house to the backyard on different sides of the property.
Re noise complaints - I usually see common hours listed, but I have not personally experienced any real anxiety from the tenants or need to strongly enforce it. Fortunately, I haven't had to deal with crying babies or barking dogs (except in my own house...).

@Travis - thanks for the great suggestions. I'm in the same boat as Kyle W, and I'm getting to that point where I can answer that last question.
A lot of the local investors networks where I am are closed or remote now due to COVID. Are there any you'd recommend in the area that are still meeting (virtual or otherwise)?

Hi Steven - any update in the past year?
With family close by, I'm often in the area, and I'm rethinking investing in this area. After hearing from Kyle and Becky, I can't really argue their point. Having said that, I know it's trying to be revitalized and some big building projects are in the works.
Kyle and Becky, I wonder if your perspective is still the same. I know the Carlisle Pike has been growing like crazy, and I'm sure there are similar situations on the East Shore.
