Hello all,
Hope that you are well. Thank you for taking the time to read this. I am looking at buying some STR property in multiple different states with a few partners and had a few questions for the BP community. Has anyone done this? How did you structure financing? Did you obtain a vacation home or a conventional loan and have an umbrella insurance policy? Was everyone on the title?
Or, did you use LLC financing?
Or, some other way?

Hello friends, my business partner and I are currently under contract on a triplex near the beach that we plan to use a short term rental. We both attended the inspection of the property and realized that a pride bar is directly behind the property. There is an outdoor stage for male dancers that directly abuts the fence of the backyard of the property. The bar is even occasionally open until 4 AM. Overall, we believe it would be a great short term rental However, we are nervous about the potential for negative reviews due to noise. What would you do? Is this a dealbreaker?

Hello BP Community,
My business partner and I are currently under contract on a Triplex 1 block from the beach in the Panhandle of Florida. It's an excellent property because it will cashflow well as a LTR, but substantially better as a STR. One of the 1bd/1ba units is already listed on Airbnb and is doing quite well. We plan to self manage the property and have been learning a lot about automation and systems such as IGMS. What do you wish you knew before starting an AirBNB? What tips and tricks have you learned along the way to make it a smoother, less time-consuming process?

Hello everyone!
Has anyone used a physician loan to buy a buy and hold investment property that they were not doing a live in flip or a house hack with? It would be awesome to take advantage of the zero money down but I am not sure if it’s possible!
