If your concerned about guns and other tools than maybe you should move to some european nanny state and pay 2 times the taxes 4 times for the cost of gas but hey you'll get free health care but you won't be able to get a job because they have strict work visa requirements and people out there don't hire illegals like we do here so take your pick... but if your going to live in this country and provide other people a place to live you shouldn't be limiting religious freedoms or rights to protect themselves or speak freely... and regardless of what you feel about the topic its BAD FOR BUSINESS and we are all here for advice in investing right? not about feeling safe at night because of whatever ill gotten fears may have been brainwashed into people these days

LOL seems you must have some personal vendetta against me....

I made no mention of my personal preferences or position in any capacity. I was simply making a statement to the OP about how I think she could solve her issue, using an educated guess. 

I'm really not sure why Europe, illegal aliens, gun rights, health care, fuel costs, taxes, brainwashing, or a persons personal beliefs had to be brought up. I do however, find your post incredibly entertaining.

yeah they have a federal right to bear arms, but that doesn't stop business from disallowing people to bring firearms into their establishments.

Best for OP to check with local laws because every here (including myself) seems to be guessing LOL 

2nd amendment may not allow you to ban guns like others have said, or it may not. If I were OP I wouldn't want to guess, I would want to KNOW.

Pretty sure gun owners aren't a protected class so you should be able to ban them if you want.

Have you asked your local realtors? 

Every variable matters here: the house, the neighborhood, the listing agent, lending rates (obviously in your favor), the price of the house, and more.

As said, lease termination clause is KEY! 

If you have it written to keep the deposit, keep it, then just find a new tenant. No reason to force someone into something that they willingly admitted they can't make happen. Even if she did manage to make the rent it would be a resentful relationship and that's always more costly.

WELCOME! I'm just south of you, and also a UNC graduate. 

Raleigh Cary is a good area but seems loaded with buyers currently. Partner of mine lives there and he's buying deals but says it can be a struggle!

You can't be too afraid to jump into something, you can't be too afraid to make mistakes. There are resources and people to help but ultimately, like your business, you will have to make the moves. Even that guru seminar would have been simply information and it would require you to take action on your own. 

you could find a mentor, there are plenty of people willing to help, but you have to provide these people a value that benefits them as well. 

It'll be easier when you narrow down exactly what type of investing you want to lock into. My experience on this forum is that many beginners simply don't know which type of investing to pursue. Once that is decided I think things become easier because you can lock in a plan of attack.

This seems like one of those bad jokes about the car mechanic who's personal cars never run well!

I mean, a flip should take a few months at most, how does double tenant turnover benefit you? Wouldn't it be better to just rehab then get one tenant in there once it's done. What if this guy feels like taking a day off? you wouldn't even know, he's just going to be chilling on his couch and now your property is tied up and you can't fire him or kick him out. Also, you're in the same boat as before where you have to find a new tenant once it's  finished. 

Also, this guy wants a discount on rent. That doesn't even make sense. You bought a property to make money, now you're paying a guy to live there while he does "the bulk of the work"? 

This sounds like the same guy who prefers to be paid in beer for small handyman type jobs LOL My advice: don't use him as a contractor, and don't keep him as a tenant. Keep it professional.

You don't have to refinance to drop PMI but you DO have to manually ask the bank to drop it, which is at their discretion.

I have not gone through this process personally so I can't speak on whether or not they will make that process difficult or not. One 1/2 of me says "20% is 20% they should just drop it when you get there and be cool" the other 1/2 of me says "well, if I close on a house that's under 80% LTV they still tack on PMI if I don't put down 20% cash so those greedy vultures might fight me the whole way down!!!"

I'll be trying to remove pmi for one of my properties in the next few months.
