Post: Leaking roof and mold growth

My garage roof, which is a spray foam roof has been leaking since we purchased the home in July. Over several heavy rainfalls there has been a great deal of mold growth on the wall. Would you recommend an entire repair on the garage wall and roof or is it possible to just remove the mold and add some more coating to the roof to prevent further leakage?

 I contacted my inspector and he came to check it out for me. He apologized and offered to fix the damage.

I contacted my home inspector and he came to check it out.  He offered to fix the roof, I'm guessing this is because he knew he f***** up. Although, he did state that the seller HAD to know and didn't disclose this info. THANK YOU ALL!

But isn't a seller legally required to reveal pre-existing issues (that they are aware of) Which, having lived in this home for several years she would have known. This past Winter/Spring we had more rain than ever. There is even patchwork done to close off cracks and holes in the ceiling.

I made my very first home purchase in July this summer it is currently my primary residence but will later be used as a rental. I live in a desert area where it doesn't often rain. On September 2 we had our very first rain after several months of dry heat and just 2 months living in the home. After this rain I noticed in my garage that it was leaking pretty badly through the roof. The floor was covered in water. I went up on the roof which is a spray foam flat roof over the garage. The water puddled up on there and just leaks through with every rain. In the garage you can see water damage and what looks like patchwork done by previous owners. 

We were not given any information regarding this roof which was CLEARLY leaking before we moved in since upon the 1st rain after we moved in it had already leaked a great deal. Now that it is winter we've had a bit more rain and I'm unsure of how to handle this. Isn't the seller legally required to relay that information before sale? And shouldn't the inspector have caught onto this? Had we known of this damage we would have sought for more money during closing. I have video and pictures from the roof on September 2. Can I seek reimbursement for this somehow or will I have to just bite the bullet and pay for it myself? How would you handle it?

I just did some comparing and I guess the price would be about the same for 2 bed/1 bath. Would we have to deal with permitting though for resale if the current sellers don't have to? I mean, obviously they're selling as is and they don't have a permit and are getting market value for the house as if it were a 2 bathroom. I guess now my concern is insurance coverage if something were to happen.

My realtor said they won't lower the price. He's also told me that I should look at it like I'm getting a free bathroom.... But I don't see how I'm getting a free bathroom. It's not permitted, but is listed as a 2 bed 2 bath so it's not like I'm getting a discount. The bathroom was extended for a shower and was built into the existing square footage so my Realtor said it wouldn't change the price of the home at all. 

I'm concerned that it could affect my insurance coverage, or how I am able to list it for sale later if I wanted to do so. But it's listed as a 2 bathroom now, I just don't understand. 

I'm in the process of purchasing my first home (will be my primary residence for 1 year or 2. Later to become a rental property.) The house was listed as a 2 bedroom 2 bathroom but was disclosed on the MLS listing that the 2nd bathroom was extended but was done so without permits. Both me and my realtor were unaware of this fact until just yesterday. We've already done the home inspection and appraisal and apparently the appraisers didn't realize it was not permitted either. I'm wondering the risk (if any) in moving forward with this purchase. My realtor is assuring me that it is fine and shouldn't effect me in any negative way, but I'm skeptical. Any help would be awesome!
