@Evan Polaski thank you, that makes a lot of sense. Utilizing Zillow I believe might be a bit more difficult during this pandemic I would think. I’m thinking more people are extending their leases, resulting in less new listings popping up on Zillow so there might be less accurate info there. Just a thought? I’ll definitely reach out to property management companies and see what they have to say. I appreciate the input!

Hey everyone! I am doing some research on rental property saturation. I want to find out if the cities around me are over or undersaturated with rental properties. But how would one find that information? Does anyone have any tips?

Hello everyone so I am closing on my first triplex and had requested the seller repairs the roof and foundation on this property. We had quotes for the repairs and it would cost $12,300 total from these two specific companies. Today the seller just sent a counter offer to write me a check for $10,000 instead of doing the repairs prior to closing.  Obviously the repairs would be great to have done prior to closing, but if there's another company that can do the repairs for cheaper then I'd potentially save myself some money. 

So what do you guys think?

@Josiah Patrick Zebarth I’m 21 years old and extremely happy I didn’t go to college. College was never for me and I just pictured myself failing because I didn’t have the discipline for it. Anyways I don’t think college is necessary if you’re trying to become successful through real estate investing. There are many tools on the internet to help teach & guide you with real estate. If I were you I would find a decent job that you enjoy & work until you have enough as a down payment on a rental property. Partners can always help too.

@Allan C. @Ashish Acharya Ok that all makes sense now.I was lacking the understanding of depreciation and how calculating all it works! Now I got another topic to research, thanks guys! (Not sarcastic)

@Ashish Acharya I don’t have a specific property I can explain further on but what I’m trying to say is if I’m doing renovations whether it cost 5k or 30k that wouldn’t be taxed. Only the cash flow (income) would be taxed.

@Andrew Postell Just to clarify since it’d be a considered a loss of money in the governments eye the cash flow then wouldn’t be taxed?
