Is it recommended to have 1 bank account per property? Seems a bit cumbersome. How do you guys manage your rental accounts?

So, if you need to use these sites because you don't have access to the MLS, it's ok to look at the individual sold properties usually listed at the bottom, correct? Then, try to adjust for square footage, and features, etc. How far back should you go? 3-6 months? Is 6 months too long?

Those numbers don't seem right. For that sales price & rent, you should be netting $250 a month. How much are the taxes? $300 a month?

Thank you all for the replies. That's exactly what I was trying to figure out, to know whether I was being realistic or not. Looks like I will have to up my price point, plus find a good team to work with in KC. I'm looking in Indy as well, but would like to learn more about KC. @Cole Starin, what zip codes or neighborhoods would you recommend that are solid C/B-?

@Josh C. thanks for the info! That is what I'm looking to learn. I thought maybe going higher in price would put me in a B area (compared to many threads I've seen buying C class in Indy for $30-40k). Since I don't know the area, it is very important I find someone who can guide me to buy the right areas. I am perfectly fine investing in C, as long as they are a solid C if you know what I mean. In that regards, I'm not sure if I need to speak to a PM first to get their take, since they will be dealing with me after the purchase is done?
