@Ashish G. I attended the one day 'preview' to this, which was free. They hype you up and then sell you on the 'big weekend', which is usually motivational fluff with small bits of decent information. @Account Closed is right though, start with information that is free before committing to something like this. Dive into the forums on BiggerPockets for questions that you have about investing. Also, the blogs on this website are well worth checking out !! Tons of great, free information, which is what this platform is all about :)

@Levi T. & @Ryan Murdock Great feedback.  @Raymond E. Hopkins with the internet nowadays, if people want to find you, they most likely can with enough digging. However, if you avoid having part of your name in your Business Name, it will deter many from digging any further than that!

@Mike Snyder Honestly I'm not positive on that scenario. It does sound like it may have been situational. I'm sure there are cases where the seller absolutely needs to get out of the home/situation, even if they are technically losing money on the deal; however, I haven't see one myself and am not sure about the details of a transaction like that. It may vary per market depending on state regulations and how flexible lenders are with handling underwater mortgages?

@Evan Poole It's ok if there is a mortgage on the home. However, home owners with more equity in their home (a smaller mortgage) may be more motivated to sell since they would get a huge chunk of cash if they did. Additionally, if their mortgage is higher than their home's value, that means they are 'under water' and is usually a more difficult decision to deal with. Start with sellers who have at least 50% equity to be safe

@Steve S. I know a few landlords who prefer Venmo as a form of payment. A bit more user friendly on mobile compared to PayPal.

@Jordan Poulsen You're already taking the right 1st step by putting everything in writing. Holidays can be a biggie when it comes to vacation rentals that people sometimes forget. It will be tempting to designate those occasions for leisure time / letting friends stay, but can also be the more profitable days of the year if you are doing short term stays through platforms like Airbnb. Also, it is good to outline the bad, along with the good, just in case. Consider things like vacancy, damage, etc and how that is handled monetarily and if someone needs to shoot up to the property in person to fix things. Good luck and congrats on the place !

@Ashleigh Flowers Congrats on the find. Best advice is act fast, FSBOs are huge targets for wholesalers, flippers, agents, etc so it may not be there for long. Consider partnering with someone in your area who will help you throughout parts of the deal if it does come into fruition ! Good luck
