@Gustavo Ruvalcaba The MLS is a huge competitive advantage if your market still bares good deals ! Secondly, resources are huge as an agent. You can usually find someone who knows someone who knows someone from your brokerage that can answer a specific question you are running into. Lastly, you can be the agent for your flip deals ! You can take advantage of that and bank some commissions when you buy your properties

@Account Closed Karl's Mortgage Calculator is probably the app I use the most in regards to RE. When driving for dollars, I log addresses into my Notes App, so that would probably come second!

@Christine Lee Loaded questions, but good ones ! Multifamilies usually have more potential to appreciate, so if that is part of your strategy it may be a good route ! However, it largely depends on your market. Vacation rentals can be fun and profitable; Airbnb continues to be a useful way for investors to squeeze extra cashflow from their rentals. 

I would find out what the demand is for your market (SFH, Multis, Vacation Homes). See what renters prefer, so you can determine solid occupancy rates. Also, if you plan to hold for a while and sell later for hopefully a profit, see what types of homes are selling the most, and try to narrow down a few hot zip codes. This will give you more confidence in selling it later on ! Reach out to some investors in your market and gauge what is working for them ! Good luck!

@Raymond E. Hopkins Using your initials is a common way to squeeze part of your name in but still have the brand appear different-ish. I don't believe the actual name is a make or break. Things like the logo, marketing, relevant ads, and relevant content are what will draw eyes to your company and hopefully keep them coming back!

@Jeremy K. You answered your own question, and that is simply taking action. If the numbers work, be confident in yourself! If you are still nervous, confirm your multiple exit strategies on a property so you Cover Your A**. And lastly, started pulling deals that you would consider offering on, and run them by your friend. If he confirms, that may give you the confidence you need to pull the trigger.
