Adonijah Short shooting big is never a bad thing. It's all about your goals. Apartment investing is a slightly different animal in terms of management, analyzing the deal, and finding them. Pros and cons to both apartments and SFH/Multis. Start analyzing some deals to practice in your market and see if it's possible for you to make that happen right now, or if partnering would be necessary! Regular multis usually allow a bit easier barrier to entry

For off market deals, I push direct mail letters / flyers to lists pulled from List Source! Absentee Owners with some Equity is never a bad place to start

@Matthew Drouin It can be tough squeezing in your entire message in once concise letter. I struggle with the same thing. Video is 100% trending more and more today with things like Snapchat, Facebook Live, YouTube, Facebook Messenger Video, Facetime, Skype, etc.... So I say yes, go for it and try it out ! However, make sure it's a younger audience list that your sending this templated letter to! I've heard people have more success putting their website on letters along with the phone to give options, and since phone calls are much less prevalent today compared to searching online for things. Good Luck !

@Leslie Brown A quick way to find out which areas are hot ... contact a few local realtors and ask them to pull a quick list of all the recent cash transactions in a few specific zip codes. That will give you an idea if there are a lot of investors purchasing there, and usually if there is than there is money to be made wholesaling too !

Yellow Letters will always be around. Super old school, but they still somehow work. Never a bad idea to throw out some testers - run a campaign that's affordable to test ... such as 200-300 different addresses, and mail them each once a month up to 7 times until they either say take me off your list or I already sold.

Mentor: Yes. But I would shy away from one's that you need a membership for. Connect with people on BP, and also at your local REIA meetups, find someone who is doing exactly what you want to do long-term, connect with them and see where you can add value in exchange for them taking you under their wing !

$3K Marketing is a good start. What is your plan? Direct Mail, SEO, paid cold calling lists?
