Thank you for the amazing response! As it has been recommended by my two personal connections along with the two phenomenal answers I received on this post I will definitely be hiring an inspector to go over everything with me. Today I am walking through a few properties and will be videoing my whole experience highlighting any flaws in them. Thanks again for the amazing help and support!

Hello everyone! I'm on my way to buying my first rental property - I will be doing a house hack with the FHA loan and am going to tour the property I'm looking to purchase soon. It is a four unit complex with 3 bedrooms and 2 bath in each unit - can someone please give me a checklist of what to look out for when I walk through? This is my first walk through and as an extremely young and inexperienced investor I don't want to be screwed over by missing anything on my walk through. Thanks for your help as always!

Hey everyone!
I was wondering if anyone knows if there are calculators out there that can help me calculate if subleasing on a property that I sign a lease on will generate cash flow without actually putting the property on airbnb first? I know the BP community is typically against this but I think with the right use of Tim Ferris’s automation of businesses (this one being corporate housing), this strategy has the potential to make people a lot of money very fast - especially when that person is as young as myself and unable to make large purchases quickly.

Thanks for the reply! My proudest attribute has always been talking my way into opportunity. This week I walked into the local Property Management company and took a shot. I told them I had no resume, but if they gave me 15 minutes I could show them why I didn't need one. Talked my way into a paid internship and shadow experience. Making connections shouldn't be hard. I have one good friend in the REI game who could possibly supply me with some good connections for investors, and I could maybe find some more for myself, but no family readily available for help. Should I pursue OPM from available investors around me? The University is a great resource for networking as well.

Im 18, in college, and want my first property by february. I'd like to ideally do a multi family rental, but only have 4,000$ to spend. Can't house hack because I have no full time work experience, so no FHA loan. Should I go straight to other people's money (partner investors), or can I do the BRRR strategy?

Cody I cannot thank you enough. Those links are so useful and I can't wait to utilize them ASAP. A very good friend of mine (20 years old, full time REI) inspired me, along with a life-long entrepreneurial mindset to join the path of REI. I want to live my life on my own terms. I'm in school studying Economics with a minor in Finance. I'd love to use this information and all that I gain here to provide a life of freedom for me and my family in the future. I'm not saying I want private jets and a butler, but coming from my background I am willingly to work extremely hard for a comfortable life on my own terms. That is my why. Thank you again so much!

I’m a recent BP Pro member. I’ve been educating myself intensely for the past 2 weeks. Reading, watching videos, podcasts, and webinars. I want to have my first multi-family property by February. Is it possible? How can I make the connections that will teach me legality, accounting, etc. I’m an 18 year old college student. I’m broke but extremely determined. All the money I have saved is either invested in small-cap stock or has been set aside for this. Where do I go next? Start running deals through the calculator and fix the bugs as I go? I just need a slight bit of guidance. Anyone that can help please do.
