Hi @Jessica Chhem, good to hear from a fellow Charlottean. I am new to this as well but I am starting to narrow down my interests to mobile home parks and small multifamily, both are great investment vehicles offering better returns than single family. Do you have any interest in either of these?

Good to hear from a fellow Charlottean. Two comments: 

To address you question from a local standpoint, I'd have to mention York County, SC. From a 30,000 foot view the schools are excellent and real estate prices are much lower than comparable school districts in Mech or even Union county 

In general, mobile home parks appear to be a great investment vehicle in most any economy as long as people are not leaving the region in droves. From a tenant standpoint, mobile homes are affordable: a 3x2 mobile home in NC can be lived in for a total out of pocket expense of less than $700/month as compared with a 3x2 apartment which would run for at least $900/month in most cities. 

From an investor standpoint, mobile home parks have a barrier to entry (very few new mobile home parks are being built in most states) and offer great cashflow. The parks that simply rent the lots to homeowners and do not maintain the homes lead to much fewer maintenance and management costs than apartment or single family home investments.

Greetings! I am new to real estate investing and new to BP. My primary interest is in cash flowing commercial properties and I here to network with new and experienced investors with similar interests. More specifically, I am interested in mobile home parks, self storage facilities, or small apartment buildings. I reside in Charlotte NC but I am interested in any markets around the country where the numbers make sense. There is great cashflow to be had in commercial real estate even for beginners, so if you are looking to make the transition from single family to multifamily/commercial or skip single family all together (like me) I'd love to chat!
