Hey Darryl, I was wondering if you knew anything about lease options? I was told that for someone with less capital to start with you can talk to owners about long-term leases with options to buy. That this is a way to rent out or sell the property without owning it. Do you have any experience in this arena?

Thanks Chris, do you know much about lease options? I was told you can sign into longer leases with the option to buy so you can either rent out the property or sell it without actually owning it. Any knowledge in this arena?

What are some very simple, very doable things that I can do to get started? I've learned a lot, but I still seem to be stuck, frustrated, overwhelmed and feel like I'm drowning. Can anyone give me some very small steps to get me going. Some thing that will build my confidence. A Canadian perspective would be much appreciated.

Thanks, Shiloh. I have been listening to the podcasts every day and have been reading. I'm asking some people I know that are flipping and renting, but it's all so much. I'm on overload. Every day I have been listening to podcasts, audiobooks, reading, checking online, going to open houses, and I'm signing up for the local real estate investors group in Toronto. The situation is that I am brand new and so much of this stuff is going over my head, so when people answer my questions I'm sure they giving me great advice, but they're speaking a language that I'm not currently fluent with. So a lot of it is going over my head and has me overwhelmed. I've read "Rich Dad, Poor Dad" and I love Brian Tracy's work, but there is so much terminology and I'm learning everything so sporadically I'm not sure if anything is sinking in. If you were teaching this to a child where would you have them start?

From what I've heard from the realtors I've spoken with today, neither house will sell for under a million. They're just trying to get a bidding war started. Lowballing to get people in the door. Thanks to everyone for their input. Much appreciated.

The houses both appear to be in good shape and don't look like they'll need much as far as rehabbing. $510,000, 1.5 story, 3 bedroom, 2 bathroom, detached garage, 2 parking spots, finished basement...

I live in Toronto and I've found 2 houses 3 houses apart from each other, but at a $300K price differential. Is the less expensive one a deal? How can I find out?
