Hey Everyone,

I am a real estate broker on the Oregon Coast, and I literally just learned yesterday that a lot of agents also wholesale. I was up all night obsessing over this! 

Can anyone share any tips, trick, or experience about Wholesaling while being a Real Estate agent? I actually mostly flip and I am building a buy-&-hold business. I have never even considered wholesaling before.

Hey Jacob,

Thanks for commenting. The rental market here is still insane here, I would describe it as impossible. If you have your financing lined up in the area there are plenty of great Buy and Hold deals already. 

I don't expect this area to be affected by a crash as much as other places would be, it is a secondary market and there is only so much Coast to go around. My main concern is that I think the area is pricing out the work force which might cause the overall economy to bottom out or stall. 

But I really don't know, I am just a guy trying to make it here and running into a lot of gridlock. I am hoping something will shift to open up more investment deals that I can access.

Hey Everyone,

I am a real estate broker and investor along the Oregon Coast. 

I am seeing a lot of changes in my market at the moment I was just wondering if anyone could share any experiences in investing during a market shift, and what indicators they observed that caused them to either act, wait or wish they had done something other than they did?

I hope that's not to vague, If you guys think so I will try to ask a more specific question!

Hey Everyone!

I am trying to find any investors who have experience owning coastal homes in coastal towns. I am on the Oregon Coast, and would love to meet any of you who are owners and investors here.

Any great stories?

Yeah, the Oregon Coast is paradise, I love being up here. Many of the houses here come with hidden surprises though. I have had a few clients jump into purchasing great deals only to discover (in escrow) some water or geological damage to the home. Other times, it has just turned out to be a great deal, so its a talent I really want to develop in this little market.

I am currently leveling up my real estate and investment game, and I might get into a place where I am making a few offers on sight unseen properties. 

Besides low-balling your initial offer, what are other contingencies I should include when I make an offer on a home sight unseen? What do you guys do? Any success/ failure stories to share?
