@Alexis Ayala zip codes are too geographically broad to be meaningful. You can have good areas and bad within a zip code. Indianapolis can vary block to block and even street. Depending on your criteria, parts of Warren and Lawrence townships can be good. Eagledale on the west side and the Devington area north if highway 70. In general, you want to stay out of the inner city, particularly the areas west of Emmerson to highway 70 and north of Prospect.

I'd suggest Googling and doing some digging. You may be able to find the owner / operator via digging and just call them up...

It's always negotiable, but the seller has a signed listing agreement with their agent so it would be a more attractive offer if your down payment was enough to allow the seller to pay their agent in full at closing.  Just curious, what's your exit strategy?    I was going to move in the property and live in one of the Rooms and rent by the room or Airbnb the extra rooms
