Hey Marion,

There are lots of place to learn. YouTube, books, podcasts, investing in mentors, etc. Where I would start is joining a REIA group that is local to you. They can suggest mentors that are in your area and offer advice that many serve you better than the general information that someone can put on YouTube.

I have used PropStream skiptracing. They are good but they take a while to get back to you. I mainly use greatskips.com and they are fast and accurate.

Hey William,

I like your question, simply because I am a bookworm myself. I know many people will tell you the normal books to get you started, putting yourself in the mindset for a mind shift, that real estate investing requires. Books like Rich Dad Poor Dad and the Millionaire Next Door. 

Although, those are great books I will tell you a few that you may not have heard about... The BRRRR Rental Property Investment Strategy Made Simple, Grit: The Power of Passion and Perseverance, The Millionaire Real Estate Investor, Retire Early with Real Estate, HOLD, Landlording on AutoPilot, The Book on Managing Rental Properties and ABCs of Real Estate Investing these are just a few that I have read that have to deal specifically with buying and holding properties.

I hope that this helps, even in the slightest. Let me know if you've read any of these books before.

        Hey Dovi,

        The way that having a real estate license and being and investor makes things difficult is because investors work in the grey area when it comes to real estate. We can be creative as long as it's legal. Real estate agents operate in the black and white areas. 

        It has been done. I know of many agents that invest and it is perfectly legal. You would just want to work with a wholesale friendly real estate agency so they could show you how it is done.

        Hey Mike,

        It feels like you are talking about me a few months ago lol. I graduated in May of this year. Personally, I did not know anyone that was where I wanted to be in real estate so I joined Facebook groups, dedicated my instagram to real estate, joined local REIA groups and found a few mentors. So, tip #1 is to find a community that makes everything feel doable. I talk to my accountability group almost daily. Though I am the youngest in the group, they push me to feel as if I am their age.

        I know that I owe around 40k in student loan debt but the more I work on learning and and my goals I am not spending extra money that I don't have elsewhere. Instead, I am working toward increasing my income through real estate. So, tip #2 is to budget, organize and automate your banking account so that you don't have to worry about over spending.

        Lastly, educate yourself so that you can bring understanding and value to conversations. I listen to audiobooks and podcasts so that I can elevate my level of comprehension and communication when I am engaging with people in the real estate realm. The least that I can say is that "I have heard of that before, could you break it down for me?" The BiggerPockets podcast is AMAZING!!! Also, books that focus on shifting habits are amazing to break the cycle of what we typically learn throughout the education system of getting a good paying job and working hard at that job. So, tip #3 is to learn and soak up as much information possible and use your gut feeling and judgement wisely.

        Bonus tip, TAKE ACTION! Try, volunteer, speak up, ask questions... When you follow tip 1-3 opportunities will arise. Take action be a doer not just a sayer. Be kind and giving when you are taking action because many many people will know more and better than you but it speaks volumes to people when you try.

        To me real estate investing equals freedom of time... I would much rather spend money on an investment property to give me freedom of time than to spend time on investing into someone else's investment to give them freedom of time.

        Hey Michael!

        Welcome to bigger pockets and the real estate realm And a BIG congratulations to being a home owner now! I too am looking to get into the long term buy & hold game when the time is right for myself. As, you stated two strategies to getting started (wholesale and creative finance) both are niches that require consistency and effort to do them successfully. I personally started with wholesaling because it gets you in the door and as a newer investor. I wanted to get my foot in the door, meet many people and gain as much knowledge as I possibly canto that I can progress with knowledge and connections on my side. 

        From what I can tell in my short 4 months in real estate wholesale strategies translate into multiple aspects of investing, including creative finance because it can be a great exit strategy in a wholesale deal that appeals to you. The negotiation and conversational tactics involved in wholesale will take you a long way in real estate and also by being a genuine person.

        Hey Noah! Welcome to the REI world! Most of the wholesalers that I know, myself included only go after off-market properties. Those properties are where the people in need of assistance are. Also, expired listings are great too. Listings that were on market for many months and had to drop the price a few times or took the property off the market all together.
